Welcome to our homeowners’ community web page! There are 22 homesites within the community. The community is served by the Brutus Maintenance Association (BMA) and is comprised of five volunteer board positions: President, Vice President, Treasurer, Water Coordinator and Secretary. Board members serve a 3-year term and are approved by the BMA membership. The homeowners’ board was established in 1980 in Island County and operates under Washington nonprofit status as URI #601-854-670.
One annual BMA meeting is conducted in late summer. It is planned to be held in September to facilitate budget approval prior to the start of the fiscal year unless a different date is specified in the notice of the meeting. Business will include, but is not limited to, the ratification of budget and reserves.
Annual assessments are collected in January to pay for the community well water (per the BMA Water Usage Plan), maintenance and preventative actions for the water system and beach/trail access. There is private beach access. All assessments are subject to vote by the BMA membership. In 2026 members and out-of-plat subscribers have the option to pay half the annual assessment in January and the remainder by July 2026.
BMA provides beach access and well water rights to out-plat subscribers.

Reserves Study Information
Recently, your board secured the services of Associates Reserve, a firm based in Bellevue, to conduct a full reserve study for our homeowners association. They have performed a site visit to look at our physical assets and have prepared a financial plan to help us plan on costs associated with repairs and replacement. The Board uses reserve study recommendations to help determine what future annual homeowners dues should be and also to help plan for any special assessments.
